Since the movement of the central business district that was once located on the Boulevard towards the city center, it creating a variety of phenomena changes to the surrounding region as a water front city. Manado City has a number of coastal settlements, including coastal settlements in Malalayang. Focus of this study is focused upon the ethnic Bantik settlements in Malalayang towards the north bounded by the river's zone. This study aims to make clear changes of behavior and spatial-physical changes, using a descriptive approach to evaluation. The findings in this study will be based on 3 kinds of impact as pressures in the community at the study sites, namely spatial pressure, psychological distress, and economic pressure. This is an implementation of the environmental conditions due to: 1) the rules and policies 2) the spatial development of urban and 3) the natural pressure. This study recommends the need for involvement of local communities (button-up participatory) in urban development planning of the city, and strengthening local institutions in maintaining the existence of local communities.
